When the routemakes sense

  • You need to rent housing without a Spanish employment history.
  • The contract must allow a real padrón.
  • A private medical policy is required for the residence permit.
  • The family is comparing neighbourhoods, schools and transport.
  • A property purchase is planned without false expectations about status.

The landlord checks solvency

Without a Spanish nómina, foreign contracts, statements, tax documents, a larger advance or a guarantee are often requested. The terms depend on the market and the profile, but the owner and the right to let are verified before any money is transferred.

In the contract you look at the term, the intended use of the housing, the deposit, additional guarantees, utility payments, indexation and the possibility of registering the address. The condition inventory is documented with photos at move-in.

Insurance is chosen to fit the legal requirement

For No Lucrativa and a number of other initial applications, a full policy from a company authorised to operate in Spain, without the usual travel restrictions, is normally required. For an employee or autónomo, access to the public system may be built through Seguridad Social.

The price depends on age, region, coverage and medical history. Before payment you obtain the terms, exclusions, waiting periods and the certificate for the immigration package.

The city is chosen by an ordinary Tuesday

A postcard shows the sea, but not the way to school, the summer heat of the flat, the noise, the humidity and access to a doctor. It is useful to check the neighbourhood in the morning, in the evening and on a working day.

Buying housing is a separate legal transaction with a check of the registry, debts, the owners' association and taxes. After the abolition of the Golden Visa, ownership is not an independent immigration ground.

01Can I rent a flat without a TIE?

Legally it is possible, but the owner may request additional guarantees. You need clear income, a passport and a verifiable history.

02Does any private insurance fit a residence permit?

No. They check the company, the territory, the scope of coverage, co-payments, waiting periods and the requirements of the specific programme.

03Does buying housing help obtain a residence permit?

By itself, no. The Golden Visa was closed on 3 April 2025; property can be an everyday or financial fact, but not a new ground.

04Can I register on a seasonal contract?

The municipality assesses actual residence and the address documents. The type of contract and its terms need to be checked before signing.
